Individual cracked or slipped tiles replaced without disturbing the surrounding field. Most aging slate roofs need repair, not full replacement.

How long does a slate roof last in Illinois?
Natural slate roofs last 75–150 years when properly installed. Hard slate varieties like Vermont and Welsh perform best in Illinois freeze-thaw conditions. Improper installation — not the material — is the leading cause of premature failure.
Natural slate is quarried stone — each tile is unique and has genuine mineral depth. Synthetic slate (CertainTeed Belmont) replicates the look at half the weight and lower cost, with a Class 4 impact rating. Both are excellent; the right choice depends on your budget and home’s structural capacity.
Natural slate weighs 700–1,000 lbs per square. Pre-1960 North Shore homes were often built for slate and can support it. Homes built for asphalt may need structural reinforcement. We assess this during our on-site estimate — before any proposal.
