TPO — Thermoplastic Polyolefin
The most widely used single-ply membrane in commercial roofing. Heat-welded at every seam — creating a continuous waterproof bond stronger than the membrane itself. Energy-efficient, durable in Illinois freeze-thaw conditions, cost-effective. We hot-air weld all seams in-house.

PVC — Polyvinyl Chloride Membrane
Superior chemical resistance and greater flexibility at low temperatures — making PVC the preferred choice for restaurant rooftops with grease exhaust exposure, or buildings in particularly cold microclimates. Heat-welded seams, 20+ year expected lifespan.

Modified Bitumen Systems
Torch-applied modified bitumen provides excellent waterproofing for low-slope applications. Effective as a base layer in two-ply systems and on roofs with high foot traffic or mechanical equipment. APP and SBS modified systems installed based on building requirements.

Custom Metal Details & Flashing
Commercial roofs fail most often at penetrations, parapets, and drainage points — not in the field of the membrane. We fabricate all parapet caps, scupper boxes, collector boxes, and pipe flashings in-house. This is where most commercial failures originate, and where we spend the most attention.

Detailed proposal covering materials, system specifications, membrane manufacturer, drainage design, and complete scope of work. Where both repair and replacement are viable, we present honest trade-off analysis of each.

Scheduling Around Your Operations
We coordinate with property managers and business owners on a work schedule that minimizes disruption. Permits secured where required. Material delivery sequenced in advance.

Owner-Present Installation
Mark is on-site throughout installation. Seam welding quality checked at each membrane run. Custom metal details fabricated and fitted on-site. No scope deviations without a documented change order and your approval.

A properly installed TPO or PVC commercial flat roof typically lasts 20–30 years. Longevity depends heavily on installation quality — membrane seam welding, drainage design, and flashing detail at penetrations and parapet walls. We never subcontract these critical details and fabricate all termination metals in-house.
