Commercial Roofing Contractort

Large roofing companies assign a sales rep to win the job, then hand it to a subcontracted crew you’ve never met. We don’t work that way. Owner on every commercial project — start to finish.

Property owners and managers in the NW Chicago suburbs deal with the same frustration: large roofing contractors win the job, then hand it to a subcontracted crew. Communication breaks down. Decisions get delayed. The work suffers.

At Black Square Roofing, Mark manages every commercial project personally — from the initial assessment through final inspection. No hand-offs. The person who assessed your building is the person overseeing its roof.

We’ve worked on flat-roofed commercial buildings, mixed-use properties, multi-unit residential buildings, and retail spaces throughout Cook County. Same standard of work regardless of size.

Roofing Systems

Commercial Roofing Systems We Install & Repair

We recommend the system that’s right for your building’s roof geometry, drainage requirements, and budget — never based on margin. All metal fabrication done in-house.

01

TPO — Thermoplastic Polyolefin

The most widely used single-ply membrane in commercial roofing. Heat-welded at every seam — creating a continuous waterproof bond stronger than the membrane itself. Energy-efficient, durable in Illinois freeze-thaw conditions, cost-effective. We hot-air weld all seams in-house.

Most Common

02

PVC — Polyvinyl Chloride Membrane

Superior chemical resistance and greater flexibility at low temperatures — making PVC the preferred choice for restaurant rooftops with grease exhaust exposure, or buildings in particularly cold microclimates. Heat-welded seams, 20+ year expected lifespan.

High Durability

03

Modified Bitumen Systems

Torch-applied modified bitumen provides excellent waterproofing for low-slope applications. Effective as a base layer in two-ply systems and on roofs with high foot traffic or mechanical equipment. APP and SBS modified systems installed based on building requirements.

Low-Slope

04

Custom Metal Details & Flashing

Commercial roofs fail most often at penetrations, parapets, and drainage points — not in the field of the membrane. We fabricate all parapet caps, scupper boxes, collector boxes, and pipe flashings in-house. This is where most commercial failures originate, and where we spend the most attention.

Our Signature

05

Commercial Roof Repair

Not every commercial roof needs replacement. Resealing seams, replacing failed pipe flashings, repairing membrane blisters — targeted repairs that extend service life by 5–10 years at a fraction of replacement cost. All commercial repairs scoped in writing before any work begins.

Cost-Effective

Owner-to-Owner

What Property Owners Get With Us.

No subcontracting — ever

The crew on your roof is our crew. The person making decisions on-site is the owner of the company.

All seam welding owner-supervised

Commercial roofs fail at seams. We never hand this step to someone we haven’t trained personally.

Written scope — no scope creep

The estimate you receive is what you pay. Unexpected discoveries get documented and discussed before proceeding — no surprise invoices at completion.

Planned around your operations

Work is sequenced with your tenants and operations in mind. We coordinate in advance — not the morning of.

How It Works

Our Commercial Roofing Process

Documented at every step. Property owners and managers know exactly what’s happening and why before any decision is made.

1

Property & Roof Assessment

We inspect the full roof system — membrane, seam integrity, drainage, all penetrations, parapet walls, deck and insulation. Written findings with photos. No obligation.

2

Written Scope & Itemized Proposal

Detailed proposal covering materials, system specifications, membrane manufacturer, drainage design, and complete scope of work. Where both repair and replacement are viable, we present honest trade-off analysis of each.

3

Scheduling Around Your Operations

We coordinate with property managers and business owners on a work schedule that minimizes disruption. Permits secured where required. Material delivery sequenced in advance.

4

Owner-Present Installation

Mark is on-site throughout installation. Seam welding quality checked at each membrane run. Custom metal details fabricated and fitted on-site. No scope deviations without a documented change order and your approval.

5

Final Inspection & Documentation

Owner walkthrough of all completed work. Drainage testing where applicable. Full documentation package including photos, warranty documentation, and maintenance recommendations.

Questions

Commercial Roofing FAQ

Common questions from property owners and managers before scheduling an assessment.
What commercial roofing systems do you install in Illinois?
We install TPO and PVC single-ply membrane systems, modified bitumen, and low-slope asphalt applications for commercial and multi-unit properties in the NW Chicago suburbs. We also fabricate all custom metal details — parapet caps, scupper boxes, collector boxes, pipe flashings — in-house for a precise fit and longer service life.

A properly installed TPO or PVC commercial flat roof typically lasts 20–30 years. Longevity depends heavily on installation quality — membrane seam welding, drainage design, and flashing detail at penetrations and parapet walls. We never subcontract these critical details and fabricate all termination metals in-house.

Yes. We plan work sequences with property managers and business owners in advance to minimize disruption to tenants and operations. Our owner-present approach means decisions are made on-site immediately — not delayed waiting for someone to call back from an office.

Yes. Many commercial buildings benefit from targeted repairs — resealing seams, replacing failed flashing at penetrations, repairing membrane blisters. We assess honestly and recommend repair when it genuinely extends the roof’s service life at a cost that makes financial sense for the property owner.
