"Most skylight leaks aren't the skylight's fault. Failed flashing is the real culprit — and fixing the glass without addressing the flashing solves nothing."

What We Do

Skylights That Let Light In — Not Water.

01

New skylight installation

Fixed, vented, and tubular — sized and positioned correctly for your rafter layout and roof pitch.

02

Leak diagnosis and repair

We find the actual source — usually failed flashing, not the unit — before any work begins.

03

Skylight replacement

When a unit is past its service life, we replace with a matching or improved system and re-flash the full curb.

04

Flashing fabricated in-house

All step flashing, counter flashing, and curb flashing cut to your exact skylight dimensions. No generic fits.

90% of Skylight Leaks Are a Flashing Problem.

The glass and frame rarely fail. Water almost always enters at the curb flashing — where the skylight frame meets the roof. Improper original installation, deteriorated sealant, or ice dam pressure are the most common causes. We diagnose the actual source before recommending a single repair.

Three Skylight Types.
We Install All of Them.

The right system depends on your roof pitch, rafter layout, and what you want the light to do in the room.

1

Fixed Skylights

Sealed, non-opening units. Maximum light, no ventilation. The most common choice — simple, durable, and the least likely to develop sealing issues over time.

2

Vented Skylights

Open manually or electrically for ventilation. Great for bathrooms, kitchens, and rooms where air circulation matters. Require more careful flashing at the frame perimeter.

3

Tubular Skylights

Small-diameter light tubes that channel daylight through the roof deck into interior rooms. Minimal structural impact — no rafter cutting required in most installations.

Why Black Square

Skylights Done Right the First Time.

Flashing fabricated in-house

Every step flashing, counter flashing, and curb cap is cut to your exact dimensions. Nothing off-the-shelf, nothing approximated.

Diagnosis before repair

We find the actual source of a leak before recommending any work. No unnecessary replacements, no guessing.

Integrated into your roof system

A skylight isn’t just a hole in the roof. Underlayment, drainage, and surrounding shingles all need to work together with the new unit.

Owner present on every job

Mark oversees every installation personally. Skylights are one of the most detail-sensitive jobs in residential roofing.

Skylight Replacement

When a unit is past its service life, we replace it with a matching or upgraded system and re-flash the entire curb.

Flashing Only

When the unit is fine but the flashing has failed, we replace just the flashing — fabricated in-house to your skylight’s exact dimensions.

Skylight FAQ

What clients ask before their estimate.
Why is my skylight leaking?
Most skylight leaks aren’t from the glass — they’re from failed flashing around the skylight frame. Improper original installation, deteriorated sealant, or ice dam pressure are the most common causes. We diagnose the actual source before any repair work begins.
A quality skylight (Velux or equivalent) lasts 20–30 years. The surrounding flashing and seals typically need attention before the unit itself fails. We assess the full skylight system — unit, flashing, curb, and underlayment — during every service visit.
Most pitched roofs can accommodate a skylight. Flat and low-slope roofs require a curb-mounted system. Structural and rafter considerations vary — we assess your roof during the estimate to confirm placement and framing requirements.
Yes. Velux is our primary recommendation for new installations — they’re the industry standard for quality, warranty support, and parts availability. We also work with other major brands and can match existing units during repairs.
