Signs Your Balcony or Deck Is Leaking

Most balcony waterproofing failures start small and invisible — by the time water appears inside, structural damage is already underway. These are the signs that warrant an inspection.

"A leaking balcony isn't a surface problem — it's a structural problem waiting to happen. Every Illinois winter accelerates it."

Balcony Waterproofing — Illinois

Why Balconies Leak in the Chicago Suburbs

Balconies and elevated decks are constantly exposed to freeze-thaw cycles that stress the waterproofing membrane every season. When the membrane fails, water reaches the structural framing — and in Illinois, that framing can degrade within a few winters.

Source diagnosis before any coating goes down

Coating over a failed substrate traps moisture and accelerates rot. We probe for soft spots and confirm the structure is sound before recommending any repair.

Illinois-rated membrane systems

We use systems specified for freeze-thaw climates, not generic deck coatings that crack in the first hard winter. Drainage slope and drain sizing are included on every installation.

Honest repair vs. replacement assessment

If the framing is compromised, recoating solves nothing. We’ll tell you plainly which is the right call — based on what we find, not what costs more.

Three Ways We
Fix a Leaking Deck.

The right approach depends on the condition of your membrane, substrate, and framing. We assess all three before recommending anything.

Option 01

Membrane Recoat

When the deck structure is sound and the existing coating has simply worn through or developed surface cracks, a recoat restores the waterproofing layer without full demolition. Correct drainage slope and drain detailing are included.

Option 02

Full Membrane Replacement

When the existing membrane has failed across the majority of the deck surface, or when moisture has reached the substrate, the old membrane is removed, the substrate is repaired or replaced, and a new system is installed from the base up.

Option 03

Composite Deck Replacement

When framing or structural members have been compromised by moisture, cosmetic repairs won’t hold. Full deck replacement with composite decking, new framing where needed, and a properly detailed waterproofing system is the right path.

Repair vs. Replace

How We Decide What to Recommend

The honest answer depends entirely on what’s underneath. Here’s what we look at.

Balcony Waterproofing FAQ

What Illinois homeowners ask before scheduling a leaking deck assessment.
Why is water leaking through my balcony floor?
The most common causes are a failed waterproofing membrane, cracked deck surface coating, deteriorated flashing at the wall-to-deck transition, or failed caulk around penetrations and drains. In Illinois, freeze-thaw cycling accelerates all of these — small cracks open every winter and allow water to reach the structural deck below. Finding the source before applying any new coating is essential; coating over a failed membrane traps moisture and worsens the damage.
Often yes — if the structural deck and framing are sound and the failure is isolated to the membrane or surface coating. We probe for soft spots, assess the framing, and test drainage before recommending repair or replacement. If less than 30–40% of the membrane system has failed, targeted repair is usually the right call. We’ll tell you plainly if replacement is the better long-term value.
Recoating a sound existing deck surface typically runs $8–$14 per square foot. Full membrane replacement with new deck coating runs $14–$22 per square foot depending on deck size, substrate condition, and drainage. Composite deck replacement is project-priced based on size, framing condition, and material. We provide detailed line-item estimates after inspecting the deck.
Waterproofing addresses the membrane and coating that prevents water penetrating through the deck surface — it’s the right approach when the structure is sound. Composite deck replacement is appropriate when the decking boards, framing, or structural members have been damaged by moisture from years of deferred maintenance. We assess both and recommend based on what we find.
A quality deck coating system lasts 10–15 years with proper installation and annual maintenance. Illinois’s freeze-thaw cycles shorten the lifespan of any coating compared to milder climates. Using a system rated for cold climates, maintaining proper drainage, and resealing surface cracks promptly are the most effective ways to extend service life.
