TPO and PVC systems last 20–30 years when properly installed. Modified bitumen runs 15–20 years. Lifespan depends heavily on membrane thickness, drainage design, and how quickly small issues get addressed.
Yes — if less than 40–50% of the membrane is compromised, targeted repair is usually the right call. We assess deck, insulation, and membrane condition honestly. If replacement makes more financial sense over five years, we’ll say so plainly.
