A natural slate roof lasts 75 to 100+ years, and plenty of them are still working at 150. The best synthetic slate lasts 40 to 50. But here’s the part that matters more than either number: on most slate roofs, the slate isn’t what fails. The nails, the flashing, and the valleys go first — often decades earlier.

That distinction is the difference between a $9,000 flashing renewal and a six-figure tear-off. Here’s how long each type really lasts, what determines it, and how to tell what you’re actually dealing with.

How long natural slate lasts

Slate is stone. It doesn’t degrade the way asphalt does — there are no granules to shed, no petroleum binder to dry out, no UV clock ticking. Installed properly, natural slate outlives the roofer who installed it.

Many of the slate roofs on older homes in Winnetka, Hinsdale, Lake Forest, and Barrington were installed between the 1890s and the 1930s. A fair number of them are on their original slate. Why one slate roof lasts 100 years and another lasts 25

Not all slate is the same stone. Roofing slate is graded under ASTM C406, which sorts it by breaking load, water absorption, and depth of softening — and assigns an expected service life:

ASTM C406/C406M grade service lives as published in the standard. Grade is a property of the quarried stone, not of the installation.

This is why “slate roof” alone tells you almost nothing about remaining life. Two houses on the same street, both slate, both from 1915 — one has S1 stone with fifty years left and one has softer slate that’s flaking apart. Softer slate shows it: the surface delaminates in layers, corners crumble, and tapping a slate gives a dull thud rather than a clear ring.

Age doesn't tell you a slate roof's condition. The grade of the stone does — and so does what someone nailed it down with.

What about synthetic slate?

Synthetic slate — composite or polymer tiles molded to look like stone — is a legitimate option, especially where structure or budget rules out the real thing. Just don’t buy it expecting stone lifespans.

  • The best synthetic products last 40–50 years — roughly half of natural slate’s life.
  • Across the category, 20–50 years depending on brand and formulation. The spread is wide, and the cheap end is genuinely cheap.
  • It weighs a fraction of stone, which matters if your framing can’t carry natural slate without reinforcement.
  • It can fade or chalk with UV exposure in a way stone never does.

Our honest read: synthetic makes sense when the structure can’t take the weight, when you’re matching a small area, or when the budget is fixed. If the framing can carry stone and you plan to be in the house a long time, natural slate is the better value per decade.

What actually fails first (it isn't the slate)

This is the most useful thing we can tell you about slate roofs. When a hundred-year-old slate roof starts leaking, the diagnosis is almost always one of these:

  1. Fasteners. Galvanized nails corrode. Once the nail lets go, the slate slides — and you get a hole, not a worn spot. Copper nails or stainless fasteners are what keep pace with the stone.
  2. Flashings and valleys. Standard flashing metal doesn’t last as long as slate. Valleys, chimney flashing, and step flashing typically need renewal well before the slate is spent. Copper or lead-coated copper is what’s used when the flashing is meant to match the roof’s life.
  3. Underlayment. The felt beneath the slate ages out on its own schedule, particularly at eaves and valleys.
  4. Foot traffic. Slate cracks when walked on wrong. More slate roofs are damaged by people servicing chimneys, satellite dishes, and gutters than by weather.
  5. Previous repairs. Roofing cement smeared over a cracked slate is a two-year fix that traps water and takes three more slates with it.

What Illinois weather does to slate

Slate handles our climate better than almost anything else, with two caveats specific to here:

  • Freeze-thaw cycling punishes absorbent stone. Water that soaks into softer, higher-absorption slate expands when it freezes and delaminates the stone from the inside. Dense S1 slate barely absorbs water; softer grades do, and our winters find them out.
  • Ice dams back water up under the slate. Slate sheds water beautifully but it isn’t a sealed membrane. When ice builds at the eaves, water gets in behind the courses. That’s an attic and ventilation problem, not a slate problem — and it’s fixable.

Neither one argues against slate here. Both argue for the right grade, the right flashings, and a properly ventilated attic underneath.

Repair or replace? Usually repair

Here’s where a lot of slate homeowners get sold the wrong project. A roof with slipped slates, a leaking valley, and stained plaster looks like a roof at the end of its life. Usually it’s a roof that needs its fasteners and flashings renewed — while the stone on it is good for another half-century.

The order of operations we’d recommend:

  1. Get it assessed by someone who works on slate. Tapping slates to check for soundness, reading the grade, and inspecting flashing condition tells you what you have. A roof inspection is the cheapest step in this entire decision.
  2. Renew flashings and valleys if the slate itself is sound. This is the single highest-value slate project there is.
  3. Replace individual slates with matched salvage or new stone of the same grade and thickness — hooked or properly re-nailed, never cemented in place.
  4. Full replacement only when the stone itself is delaminating across the roof, or the deck below has gone.

If the stone is sound, renewing the valleys, flashings, and corroded fasteners and replacing individual broken slates can add decades for a fraction of a full replacement.
