The average natural slate roof lasts 75 to 100+ years, and plenty run past 150. But “average” hides the thing that actually decides it: the grade of the stone. Two slate roofs installed the same year, on the same street, can be 100 years apart in life expectancy.

ASTM C406: the standard that sets the number
Roofing slate is graded under ASTM C406 by three measured properties — breaking load, water absorption, and depth of softening — and each grade carries a published expected service life.

ASTM C406/C406M grade service lives. Grade is a property of the quarried stone — no installation quality can upgrade it.
That last point matters. Grade is decided at the quarry, not on the roof. A perfect installation of S3 slate is still S3 slate.
The lifespan was set at the quarry. Everything a roofer does afterward can protect it or waste it — but never extend it past the grade.
How to tell what grade you have
Without lab testing, you read the stone’s behavior. Softer, high-absorption slate announces itself:
- Delamination — the surface flaking away in thin layers.
- Crumbling corners and softened edges.
- A dull thud when tapped, instead of the clear ring dense slate gives.
- Chalky white or rust-colored streaking.
- Slates that break when handled during ordinary repairs.
Hard slate stays flat, keeps sharp edges, and rings. This assessment takes minutes for someone who works on slate — and it’s worth far more than knowing the roof’s age.
What Illinois weather does to the number
Slate handles our climate better than nearly anything, with one grade-dependent exception: freeze-thaw cycling punishes absorbent stone. Water soaks into higher-absorption slate, freezes, expands, and splits it from the inside. Dense S1 barely absorbs water and shrugs this off. S3 does not — and our winters find it out fast.
The other local factor is ice damming, which backs water up under the courses. Slate sheds water; it isn’t a sealed membrane. That’s an attic and ventilation problem rather than a slate problem, but it damages the roof all the same.
What fails first — it isn't the slate
The most useful thing to know about slate lifespan: the stone usually outlives everything holding it up.
- Fasteners. Galvanized nails corrode, the slate slips, and you get a hole. Copper nails or stainless fasteners are what keep pace with stone.
- Flashings and valleys. Ordinary flashing metal doesn’t last as long as slate. Copper or lead-coated copper is what’s used when the flashing is meant to match the roof’s life.
- Underlayment, particularly at eaves and valleys.
- Foot traffic. More slate is broken by people servicing chimneys and gutters than by weather.
- Old cement repairs — roofing tar smeared over a cracked slate traps water and takes three more with it.

Almost always soft stone. A roof like that isn’t failing early; it’s reaching the end of the life its stone always had.
